         Freddie Mac recently announced that a new single-close mortgage product will become available after November 2021.  Dubbed the CHOICEReno eXPressSM , it is set to address certain types of renovations like interior/exterior painting, roof repairs, minor remodeling, window and door replacement and other like items.  
         &#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          This will become part of the CHOICE suite of mortgage solutions and is an expansion of the CHOICERenovation® that is designed to provide flexible financing for lenders and borrowers.  Per Freddie Mac, “this new mortgage solution enables Sellers to deliver CHOICEReno eXPress mortgages to Freddie Mac prior to completion of the renovations without recourse, provided certain requirements are met”.  
         &#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          The eXPress option is designed to aid in addressing the growing supply of older homes, creating more affordable housing, and accommodate the heightening demand for aging-in-place housing options.  For many people this loan option will be an improvement over the use of unsecured financing options or credit cards.

         It may seem like a grandiose claim, but the work we do benefits not only each individual policyholder, but the nation as a whole. And yet, many people are unfamiliar with what title insurance is, what it does for them and the benefits of having a healthy title industry.            We protect policyholders from the unknown.

          More than likely, your home is your biggest investment, and we protect your interest in that investment. Title insurance protects real estate owners and lenders against any property loss or damage they might experience because of liens, encumbrances or defects in the title to the property. Each title insurance policy is subject to specific terms, conditions and exclusions. While other types of insurance (such as flood, auto or homeowners insurance) provide coverage that focuses on possible future events, title insurance protects against loss from hazards and defects already existing in the title to a property. Some examples of such defects might be improperly executed documents from a previous sale of a lien against a previous owner.
          &#xD;

          Over half of all real estate transactions have a problem somewhere in the chain of title. We find these issues and assist in taking corrective action to enable the transactions to go through and allow our customers to have peace of mind about their new home purchase.

  &lt;div&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/div&gt;&#xD;

           Title insurance provides valuable protection at a good value.
          &#xD;
    &lt;/b&gt;&#xD;

  &lt;/div&gt;&#xD;
  &lt;div&gt;&#xD;
    
          Another difference between other types of insurance and title insurance is in how the policies are paid for. Title insurance is purchased with a one-time premium and provides coverage for as long as the policyholder or their heirs own the property. This is unlike the annual or monthly premiums you must pay for other insurance types.  
          &#xD;
    &lt;span&gt;&#xD;
      
           Examine the cost of title insurance over the life of the policy versus other types of insurance and you'll find that policyholders receive a great value for the money they spend.  
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           If a homeowner were to pay the national average cost of a title insurance policy and live in their home for just five years, the annual average cost of the title insurance policy would be less than $200 a year.  
          &#xD;
    &lt;/span&gt;&#xD;
    &lt;span&gt;&#xD;
      
           By comparison, the national average cost of a homeowner’s insurance policy is over $700 per year. 
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/div&gt;&#xD;

    &lt;b&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/b&gt;&#xD;

    Title insurance is essential to protect homeowners and lenders against any problems affecting the title to a home. Whether a consumer is purchasing a new or existing home, or refinancing, title insurance provides an underwriting service to mortgage lenders to ensure the borrower has clear ownership rights to the property, free and clear of any other claims to ownership.
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    When you refinance you are obtaining a new loan, even if you stay with your original lender. Lenders will usually require a new title search and loan policy to protect their investment in the property. Homeowners don’t need to purchase a new owner’s policy. The one they bought at closing is good for as long as they and their heirs have an interest in the property.
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Even if you recently purchased or refinanced your home, there are some problems that could arise with the title. For instance, a homeowner may have incurred a mechanics lien from a contractor who claims he/she has not been paid. Or, a homeowner might have a judgment placed on their house due to unpaid taxes, homeowner dues, or child support for instance. The lender needs reassurance that the title to the property they are financing is clear. Here are some other examples of items that can arise and why title insurance is important when refinancing a home:
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;ul&gt;&#xD;
    &lt;li&gt;&#xD;
      
                      
      Liens against the property that serve as security for the payment of an obligation (e.g., mortgage liens, judgment liens for unpaid court judgments, tax liens, state and local liens for failure to pay real estate taxes or assessments, mechanic’s liens to secure payment for improvements, liens for recovery of child support payments or, as in New York City, for unpaid parking tickets);
    
                    &#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      
                      
      Easements that have been created by contract or arisen through use or adverse prescription (e.g., rights of way for utilities, rights acquired by neighbors because of a fence encroachment);
    
                    &#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      
                      
      Building or use restrictions contained in a recorded plats, agreements or deeds; and
    
                    &#xD;
    &lt;/li&gt;&#xD;
    &lt;li&gt;&#xD;
      
                      
      Rights or claims arising out of bankruptcy.
    
                    &#xD;
    &lt;/li&gt;&#xD;
  &lt;/ul&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    These rights may affect the use of the property or otherwise encumber the “ownership” rights of a property’s owner.  They can be placed on a property at any time, including during the time between when an original purchase mortgage is placed on the property and that mortgage is refinanced.

    In my past 18+ years being in the real estate industry, I've used techniques that have helped me to generate referrals without putting myself in the position to sell.  We've all been there at some point in our sales career, that place where we are reluctant to make calls to past clients because we've already sold them our product or service.  
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    What's the purpose?  What would I say to them?  My answer is;
    
                    &#xD;
    &lt;b&gt;&#xD;
      
                      
       "Don't say.  Survey!"
    
                    &#xD;
    &lt;/b&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Here is the survey that I've used to build solid relationships with my clients, generate referrals, and qualify my database without having to sell a thing (except who I am, what I do, and the value I bring to the referral relationship). 
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

    First, when making the call to your past client, the first thing is to engage in conversation, and what better time to do that than during the summer season?!

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Second, make the call short and simple.  Here's how I begin: 
    
                    &#xD;
    &lt;b&gt;&#xD;
      
                      
      "To better understand and grow my business this year, I wanted to reconnect with you and ask you a few questions about the service I provided during our transaction. Would that be okay?" 
    
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;i&gt;&#xD;
      
                      
      (Feel free to change the dialog as you see fit!)
    
                    &#xD;
    &lt;/i&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Here are the 4 questions that I use:
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
      1.) "How did I do for you"?
    
                    &#xD;
    &lt;/b&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    This is a qualifying question. If they were dissatisfied, find out why, so that you can correct any issues in the future.  An unreasonably dissatisfied client should be removed from your database. 
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
      2.) "Was there something that I did well or that stood out during the transaction"?
    
                    &#xD;
    &lt;/b&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Here you are gathering positive information that you can use in the future promotion of your business. This is also a great way to identify the strengths that you bring to your business.  Identifying strengths creates your 
    
                    &#xD;
    &lt;em&gt;&#xD;
      &lt;b&gt;&#xD;
        
                        
        Personal Brand
      
                      &#xD;
      &lt;/b&gt;&#xD;
    &lt;/em&gt;&#xD;

                      &#xD;

    &lt;b&gt;&#xD;
      
                      
      3.) "When you refer me in the future, was there anything that I could have improved upon or done differently during the transaction"?
    
                    &#xD;
    &lt;/b&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Here you're gathering information to help with potential issues in the future.  There is nothing wrong with a little constructive criticism.  It makes you a true professional. 
  
                  &#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
      4.) "Would you refer me in the future"? 
    
                    &#xD;
    &lt;/b&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    Here you are finding out if the client would refer you.  If yes, then remind them that when the topic of real estate comes up among their family and friends, you would like to be kept top of mind during those discussions.  Be grateful for any referrals that your client passes along. Don't be surprised, they may have a referral for you right then and there!  It happens.

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    
                    
    I challenge you to UTILIZE this survey and make calls throughout the summer season, as well as any time during the year.  Customers need a gentle reminder to remember how to refer you and keep you top of mind.  Again, for me, it was a great way to connect and generate referrals without having to sell!

                    So, you’re buying a house.  It’s an exciting time.  It can also be a bit confusing.  Things feel like they’re happening pretty fast and, often, some important things can go unexplained – like title insurance.  Many people don’t understand exactly what title insurance is or what it does, even a lot of people who already have it.  We would like to remedy that.  So here is some basic information for you on title insurance.

    &lt;b&gt;&#xD;
      
                      
    What is title? 
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  Simply stated, the title to a piece of property is the evidence that the owner is in lawful possession of that property. 
  
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
    What is title insurance? 
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  Title insurance protects real estate owners and lenders against property loss or damage they might experience because of liens, encumbrances or the defects in the title to the property.  Each title insurance policy is subject to specific terms, conditions and exclusions.

    &lt;br/&gt;&#xD;
    &lt;b&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
    How does title insurance differ from other insurance? 
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  Insurance such as car, life, health, etc., protects against potential future events and is paid for with monthly or annual premiums.  A title policy insures against events that occurred in the past of the real property and the people who owned it, for a one-time premium paid at the close of the escrow.

    &lt;br/&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
    What does it cover? 
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  Title insurance protects against claims from defects.  Examples of defects are another person claiming an ownership interest, improperly recorded documents, fraud, forgery, liens, encroachments, easements and other items that are specified in the actual policy.

    Who needs it? 
  
                    &#xD;
    &lt;/b&gt;&#xD;

  Purchasers and lenders need title insurance in order to be insured against various possible title defects.  
  
                    &#xD;
    &lt;br/&gt;&#xD;
    
                    
  The buyer, seller, and lender all benefit from the issuance of title insurance.
  
                    &#xD;
    &lt;b&gt;&#xD;
      &lt;br/&gt;&#xD;
      &lt;br/&gt;&#xD;
      
                      
    How is a title policy created?
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  After the escrow officer or lender opens the title order, your title company begins a title search.  
  
                    &#xD;
    &lt;br/&gt;&#xD;
    
                    
  A Preliminary Report is issued to the customer for review and approval.  All closing documents are recorded upon escrow’s instruction.  
  
                    &#xD;
    &lt;br/&gt;&#xD;
    
                    
  When recording has been confirmed, demands are paid, funds are disbursed, and the actual title policy is created.
  
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
    What is escrow?
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  Escrow refers to the process in which the funds of a transaction (such as the sale of a house) are held by a third party, often the title company 
  
                    &#xD;
    &lt;br/&gt;&#xD;
    
                    
  or an attorney in the case of real estate, pending the fulfillment of the transaction.
  
                    &#xD;
    &lt;br/&gt;&#xD;
    &lt;br/&gt;&#xD;
    &lt;b&gt;&#xD;
      
                      
    What are the policy types?
  
                    &#xD;
    &lt;/b&gt;&#xD;
    &lt;br/&gt;&#xD;
    
                    
  A standard policy insures the new owner/home buyer, and a lender’s policy insures the priority of the lender’s security interest.

In sales, it is common for people to fish, catch, close, and release the current client back to the pond for another realtor or loan officer to work with in the future. This will result in transnational business. Opportunities to build relationships with the people that are within a database are often missed because of this. One key component to generate multiple referrals is Qualifying and Categorizing your database.

  A database can be overwhelming and hard to manage but if you take a step back and chunk it down, it can lead to an efficient and manageable database which will result in a steady stream of referrals.
 We all have a database filled with contacts, but with qualification and categorizing we can turn our database into a referral based business.  We need to move the clients through the sales process. This will give you an opportunity to structure your lead generation
 activities on a daily basis. Here I define category stages that you can customize within your Customer Relationship Management system.
